We can give an idea of costs, works methods, and scheduling. Any soakaway is very much dependant on the sub soil permeability, and the surface water area, or the size of the roof. As you can imagine, this is most important when considering and planning a new soakaway. A porosity test can be carried out to determine the size of soakaway required.

In your interest, a porosity test should be carried out to determine the porosity of the ground, preferably before, or at the commencement of, the works.

We can often reduce the charge for the construction of new soakaway, once we have carried out tests to ascertain the suitability and absorbency of the soil in the proposed area. If the soil is very absorbent, the volume of soakaway required will be less than if the soil has average absorbency. If it transpires that the soil’s absorbency is non-existent, or very limited, we may discover that the soil is not suitable, and that the proposed soakaway will not work. Obviously, the volume of soakaway required will have a direct bearing on the cost of their construction.
A common way of constructing a soakaway is by the excavation of trenches or pits, or a combination of the two.  These trenches/pits are then filled with clean flint stone/crushed concrete and covered with a membrane. The fluid is dispersed by way of pipes with slots or holes, and often concrete or glass fibre chambers are installed for several reasons, including a more even distribution of liquid. This is constructed entirely below ground.

The performance of any soakaway is affected by the size of the property being served, the porosity of the ground into which the soakaway is to be installed and the size of the area being served, i.e. large or small roof, patio, or commercial yard, and there may be other challenges such as a driveway or hard paved area with a severe gradient towards the house.

Natural ground water also plays an important factor in the type of system being used. If the natural water table rises above the base of the soakaway, it’s capability to work is greatly reduced.

We can overcome high water table conditions where there is a risk of flooding the house, by the use of a water pump unit. These units can be accommodated inside concrete perforated rings surrounded by flint stone. This would only be activated when flooding is imminent.

Soakaways and land drains for treatment plants
and septic tanks

Soakaways are also to disperse liquid from a septic tank or treatment plant. Soakaways are constructed by the excavation of trenches or pits, or a combination of the two. These trenches/pits are then filled with clean flint stone and covered with a  membrane. The fluid is dispersed by way of pipes with slots or holes, and often concrete or glass fibre chambers are installed for many reasons including a more even distribution of liquid. This is constructed entirely below ground.
